If you still have questions after reading, you can always contact us directly or send your dates for a custom quote.
Booking & Availability
How do I check availability and get a quote?
You can check dates and request a quote directly on our booking page. Enter your desired travel dates and number of guests, choose accommodation-only or all-inclusive, and we’ll show you the best available rate and any current specials before you confirm.
For personalized help—especially for multigenerational families or groups—you can also email or WhatsApp us with your dates, budget, and number of adults/children.
How far in advance should I book Villa Serenity?
For peak dates like Christmas, New Year’s, Spring Break and summer holidays, we recommend booking 6–12 months in advance.
For non-holiday high season dates, 3–6 months ahead usually gives you the best choice of dates and rates. Last-minute trips are sometimes possible, but availability can be limited.
Is there a minimum stay?
Yes. Minimum stays vary by season and promotion, but typically:
High season & holidays: 5–7 nights minimum
Shoulder or low season: Shorter stays may be available on request
If your dates are slightly shorter than the standard minimum, reach out—we can sometimes accommodate gaps in the calendar.
Do you offer discounts for longer stays or repeat guests?
Yes. We often offer:
Long-stay savings for extended trips
Repeat-guest perks and loyalty offers
Seasonal deals (for example, early winter, Black Friday, or last-minute gaps)
Ask us about current promotions when you inquire, or join our email list for first access to special offers.
Rates, Payments & Specials
How are rates calculated?
Rates are based on:
Season and dates
Number of guests
Whether you choose villa-only or an all-inclusive package
Every booking includes private use of the entire 5-bedroom villa. All-inclusive quotes will also reflect your food, beverage, and service inclusions.
What forms of payment do you accept?
We accept major credit cards and (for some bookings) bank transfers. Payment details are shared securely in your invoice. For direct bookings, we may offer payment-plan options so you can spread out your balance over time.
What is your deposit and balance schedule?
Typical structure (adjust this to your exact policy):
Deposit: X% due at booking to secure your dates
Balance: Remaining balance due Y days before arrival
For holiday dates or large groups, deposits and final payment deadlines may be stricter; details will be clearly outlined in your confirmation.
What is your cancellation policy?
We follow a clear written policy that will be included in your booking agreement. In general:
Cancellations made more than X days before arrival may receive a partial refund or credit, depending on the terms booked.
Cancellations made within X days of arrival are typically non-refundable due to the difficulty of rebooking the villa for large groups.
In special circumstances (such as certain travel advisories or force majeure events), we may offer date changes or future credits instead of refunds, at our discretion and subject to availability.

Safety, Staff & Housekeeping
Is the villa in a safe area?
Yes. Villa Serenity is located in a gated beachside community with 24/7 security. Guests also have access to complimentary ambulance service and are a short drive from medical facilities in Ocho Rios. The community is quiet, residential, and popular with families and repeat visitors.
Who will be taking care of us during our stay?
Your core villa team typically includes:
Chef – plans menus and cooks all meals
Butler – handles drinks, setup, and day-to-day guest needs
Housekeeper/Laundress – keeps rooms spotless and manages laundry
Groundskeeper – maintains pool and outdoor spaces
Our goal is to provide warm, professional, and discreet service so you feel cared for without ever feeling crowded.
How often is housekeeping done?
Housekeeping is done daily. Beds are made, bathrooms and common areas are cleaned, and towels are refreshed as needed. We can adjust schedules if you prefer more or less service on certain days.
Food, Drinks & Special Diets
Can you accommodate dietary restrictions?
Yes. We frequently cook for:
Vegetarians & vegans
Pescatarians
Gluten-free, dairy-free, and nut-free diets
Simple picky eaters (kids and adults!)
We’ll ask about any allergies, medical needs, or strong preferences during your pre-arrival planning so your chef can design the right menus.
How does grocery shopping work?
For all-inclusive packages, groceries and most beverages are included in your quote.
For villa-only stays:
You share your preferred menu and brands
We organize a pre-arrival shop so the villa is ready when you arrive
You reimburse the actual grocery costs (receipts provided)
You’re also welcome to visit the supermarket or local markets yourself if you enjoy shopping.
Is alcohol included?
In all-inclusive packages, we usually include an open bar with select premium liquors, wine, beer, and mixers. In villa-only bookings, you can either:
Ask us to stock the bar with your favorite brands (you reimburse the cost), or
Bring duty-free bottles and purchase additional drinks locally
We’ll work with you to set the right level for your group.
Policies (Smoking, Pets, Events & More)
Do you allow smoking?
Villa Serenity is a non-smoking villa indoors. Smoking may be allowed in designated outdoor areas only and must be done with care and consideration for the property, staff, and other guests in your group.
Are pets allowed?
As a rule, we do not accept pets, due to allergies and guest comfort. In rare cases, we may review a well-behaved small pet on a case-by-case basis for full-villa, long-stay bookings, with additional fees and conditions.
Can we host events, parties, or weddings at the villa?
Small in-house celebrations (birthdays, anniversaries, vow renewals) are usually fine when the guest list is limited to those staying at the villa and you respect noise and community rules.
Larger events or weddings with outside guests must be discussed and approved in advance and may require extra event fees, security, and vendors to meet community rules.
What time are check-in and check-out?
Standard times (customize to your actuals):
Check-in: After 3:00 pm
Check-out: By 11:00 am
If the villa is not booked back-to-back, we may be able to offer early check-in or late check-out for an additional fee. Let us know your flight times and we’ll do our best to help.
